Finding the perfect flip property can be diffecult, but here are few tips

1. Search Home Foreclosures: RealtyTrac is a great source to find Home Foreclosures all over the US. I like to look and see if there are any great steals available.

2. FSBO you can find good properties from people that are wanting to sell themselves, many people just want to get rid of the burden of the house, so that they can move on with their lives. Drive around and look for neglected houses with high grass and peeling paint those are the ones that don’t want to mess with house.

3. If you have cash you can purchase from a auction, but the house is sold and you really don’t know what you are getting into until after you buy. Great deals but need experience and proceed with caution

Remeber debt, death, and divorce is your quick sell market.

The answer is yes, but you must be extremely careful. You need to follow you budget to the tee, and you need to make sure that you get your flip done ASAP. You need to make sure that you property is the best around price and looks. You need to have one if not the best price in your neighborhood, not counting run down forclosures that only investors want. Then you need to make sure you property is the nicest on the block. If you do this you can sell you house. Also, you need to be aggresive in your marketing, use you agent, pass out flyers, have open houses, list on craigslist and anywhere else that will allow you to, and work on every lead. This is what it is going to take to be able to flip in the current market. We just flip a house last month, and it was only on the market 4 weeks but we had 4 open houses.

I have worked in the mortgage industry for over 4 years in collections, loss mitigation, and REO and if you have an ARM loan you need to refinance as quick as you can. I don’t want you to loose your house like so many other. An ARM loan interest rate never goes down and normal goes up every 6 months. Before to long you are not going to be able to afford you home or you will be house poor. The biggest mistake that most people make is that they don’t try to refi until they are in the process of being foreclosed on, but by then their credit is bad and they are unable to refinance. If you are going to flip houses in Texas you need to find a good foundation man asap because 95% of the houses you are going to look at will need to have the foundation repaired. I actually found my foundation guy while looking at a potential flip. Try to find someone with lifetime warranty on their work, but that will also give you a break since you will be using them over and over again. Always remeber as a flipper you are a gold mine to contractors because you are constant business to them, and they will give you a break. So, be sure to line up a good foundation company before your next flip in Texas.

I don’t just want to be a house flipper, I want to be a true real estate investor that has a huge portfolio of properties that are cash flowing from rentals. I flip houses so that I can take the profits and apply them to purchasing a rental property that I will not sell. Since the rental is free and clear the income from it is total profit, and adding to my wealth. My goal is to have 25 rental properties by age 35 thus, making me a millionaire from my assests. Now, the problem is that I have to figure out how to flip more properties faster since I have only flipped 2 properties in the last year and a half. But, It is just another challenge we will overcome with experience.

I want to continue on why it is important to get a home inspection. If you get the home inspection then fix everything on the list, and have the house re inspected. Then you can show you buyer that the house has had a full inspection, and everything was brought up to code. This might make the buyer decide not to pay for a home inspection since you have already taken care of it, and will stop you from a ton of headaches.
